GENERAL TERMS AND CONDITIONS




1. RENTAL
Bookings are made on behalf of the owner of the property at the prices stated in MEDITERRANEAN VILLA RENTALS, INC. catalogue.


2. HOW TO BOOK
The holiday-maker makes the booking using the Booking Form.


3. PAYMENTS & RENTAL VOUCHER
As soon as the holiday-maker receives the confirmation of his/her booking, he/she must pay a deposit equal to 30% of the rental price. The remaining balance must be paid at least 45 days before the start of the rental period. If the booking is made within 60 days prior to the arrival date, the whole amount must be paid after the confirmation.
Upon receiving the full payment the holiday-maker will be sent a rental voucher with driving directions and further useful information.


4. CANCELLATION POLICY
Cancellation must be made in writing and the following penalties will be applied:
30% of the total rental price, if the cancellation is made at least 75 days before the start of the rental period
50% of the total rental price, if the cancellation is made at least 45 days before the start of the rental period
80% of the total rental price, if the cancellation is made at least 30 days before the start of the rental period
100% of the total rental price, if the cancellation is made at least 14 days before the start of the rental period or in case of no show.


5. ARRIVAL AND DEPARTURE
Arrival and Departure, unless otherwise specified, must take place on Saturday at the following hours: Arrival between 3 p.m. and 8 p.m. and Departure between 8:00 a.m. and 10:00 a.m.
The holiday-maker must inform MEDITERRANEAN VILLA RENTALS, INC. about the exact arrival time at least 2 days before the start of the rental period.
In case of late arrival the fee to be paid is EUR 20.
On arrival the holiday maker must present his rental voucher as well as his passport or identity card to the owner or his/her representative in order to enable them to proceed with their registration in accordance with legal requirements.


6. SECURITY DEPOSIT
Upon arrival to the rented property, as stated in MEDITERRANEAN VILLA RENTALS, INC. pricelist and property's description and on the rental voucher, the holiday-maker must pay security deposit in cash and in Euro to the owner or his/her representative. Such amount will be refunded at the end of the holiday less any deduction made for damage caused to the property or for any additional costs that were not included in the rental price.
The owner or his/her representative can refuse access to the property if the security deposit is not handed over.
Clients are required to act in a responsible manner at all times, and to act with respect towards other guests and neighbours, and MEDITERRANEAN VILLA RENTALS, INC. reserve the discretionary right, acting in good faith, to require any individual to vacate the property, in case of disruptive behaviour, without any refund.


7. ACCOMMODATION:


7.1. NUMBER OF PERSONS:
Only those people whose name appears on the Booking Form will be accommodated in the property. In no case, the number of people (adults and children) must not exceed the number of sleeping places indicated in the catalogue, except in case of infants (up to 2 years old) when the holiday-maker brings a baby cot or requires such from MEDITERRANEAN VILLA RENTALS, INC.

7.2. PETS
Pets will be subject to previous approval at the time of booking and could be allowed only if they are small in size and well behaved. It is compulsory for the holiday-maker to supervise his pet(s) within the communal area of the accommodation.

7.3. CLEANING
Final cleaning is not included in the rental price. Each price will be communicated during the booking process, surely prior to the client arrival. Final cleaning fee will be paid locally, directly to the owner of the villa or to his/her representative.

7.4. SWIMMING POOL
MEDITERRANEAN VILLA RENTALS, INC. is exempted from any responsibility of the swimming pool use, and require guests (including children) to assume responsibility for the use of the pool at all times. Swimming pool facilities, where present, are available during the months from 1st May to 30th September.

7.5. EXTERNAL MAINTENANCE
The owner or his/her representative reserves the right to have free access to the property for essential maintenance purposes (garden, swimming pool etc.)


8. COMPLAINTS
Upon arrival, the client is required to inspect the property and sign the acceptance protocol.
If any problem exists, the client must notify the owner or his/her representative so that any problem can be fixed. Good faith efforts will be made at all times to correct any infrastructure problems in the property.


9. RESPONSABILITY
MEDITERRANEAN VILLA RENTALS, INC. assure the accuracy of all information contained in its web site regarding the published properties. M.V.R., however, declines all responsibility for any modifications made by the owner without its knowledge and will not be liable in regard to any difference of opinion related either to the conditions or to the quality of the selected property.
If, for any reason beyond its control including force-majeure, MEDITERRANEAN VILLA RENTALS, INC. has to cancel the booking made by the holiday-maker, Mediterranean Villa Rentals, Inc will offer the holiday-maker another property of equivalent standard, provided that MEDITERRANEAN VILLA RENTALS, INC. is able to provide this solution.
MEDITERRANEAN VILLA RENTALS, INC. assume no responsibility for losses, theft or accidents or for damage to persons or property caused by the undersigned or his/her guests. The undersigned will assume all responsibility for damages done to the villa rental property caused by negligence and/or willful neglect of his own or of other people listed in the Booking Form.


10. LIABILITY
In the event of controversies arising from the booking and the rental, the Italian Court can deal with the matter applying only the Italian Law.
Signing the Booking Form and making the booking implies that the present General Terms and Conditions have been understood and have thereby been accepted without reserve and without exception.
